A. Description
The farmhouse of Casanuova di Barontoli is a redbrick house dating back many hundreds of years. It is all on one floor, looking out on a distant view of mountains to the south and on to vineyards, olives and the garden to the north, east and west. It is a working farm.

B. Situation
The Casanuova is about 7 minutes drive from the village of San Rocco a Pilli, which provides a very good shopping centre, 20 minutes drive from Siena and a little over one hour from Florence.

C. Swimming Pool
The swimming pool is 12m by 5.6 m and is mosaic-lined with a spring board, wide terracotta surround and a beautiful view south across the plain to the wooded mountains. It is backed by a low stone wall and rosemary hedge with flowering shrubs and cypresses at the side. Tenants have sole use of the pool and its normal temperature is 68¾ to 70¾ in May, rising to over 80¾ in July and August.

D. Accommodation
The sitting room is 18' by 20' with a French window to a balcony. The kitchen is in the traditional farmhouse style with a raised hearth and a canopy over. There is a modern gas cooker, fridge, dishwasher and fitted cupboards. The sleeping accommodation comprises 2 large double bedrooms, 17' by 17' and 14' by 14', and one smaller double bedroom 12' by 12'. Two of the bedrooms have a double bed and the third, two single beds.
There are two fully tiled bathrooms, one with bath, basin, bidet and W.C. The second has a shower, basin and W.C.
The house is tiled throughout with characteristic red terracotta floor tiles. There is a terrace for sitting out and a sunbathing area of grass shaded by two large oaks suitable for eating out. There is also a barbecue.

F. Furnishings and Equipment
There are two sets of sheets, pillowcases and towels provided per person and laundry is included in the rent. There is also ample crockery and cutlery for 8 to 10 people, and all the normal kitchen utensils.

G. Local Restaurants
There are many excellent restaurants within easy reach of Barontoli ranging from good value regional trattorie to haute cuisine which would compare favourably to the best in the world.

H. Hire Charge
Includes electricity, gas for cooking and hot water but not heating (this is only normally necessary between November and March.

I. Payment
One half of the total hire charge is payable on acceptance of booking. It should be paid to Ms Flavia Lambert in sterling in London. The second half should be paid on the first working day of the rental period in CASH (euros or sterling) to the owner, Lady Lambert or seven working days before the rental period to Ms Lambert in sterling.
If the booking is cancelled at any time, and it is possible to re-let, the net proceeds of the re-letting up to a maximum of 80% of the total hire charge, will be refunded as and when they are received (it is possible to insure against cancellation through ill health).
